Is HOAStream free?
Yes, for Bella Tara CDD residents, HOAStream is free. You do not need to create an account. Open the chat page and ask your question.
Does HOAStream act as a lawyer?
No. HOAStream is an information-retrieval tool, not a law firm. It can tell you what your documents say, but it does not give legal advice or apply rules to your specific situation. For legal questions, contact a licensed Florida attorney or call the Florida Bar Lawyer Referral Service at 1-800-342-8011.
How accurate is it?
Every answer is based on exact quotes from the source documents, which are shown to you below each response. Accuracy depends on (a) whether the information is actually in the documents we have indexed, and (b) whether the AI correctly identified the right passage. Always verify an answer against the source before acting on it.
What documents does HOAStream know about?
HOAStream has the complete Bella Tara CDD governing document set, including the Declaration of Covenants, Bylaws, Articles of Incorporation, ACC Design Standards, and all current policies (violations, collections, leasing, meeting, records). It also has CDD documents, recent meeting minutes, agendas, newsletters, and budgets. Plus the full text of Florida Statute 720 (Homeowners' Associations).
What is the difference between HOA and CDD documents?
Your HOA (Homeowners Association) governs deed restrictions, architectural standards, and community rules. Your CDD (Community Development District) is a separate government entity that manages infrastructure like roads, stormwater, and landscaping in common areas. HOAStream indexes both sets of documents for Bella Tara CDD, so you can ask about HOA rules and CDD assessments in the same place. Try asking "What does my CDD assessment cover?" or "What is the difference between my HOA and CDD fees?"
What does the AI do if it doesn't know the answer?
It says so and suggests you email your management company at hello@hoastream.com. HOAStream is designed never to make up an answer. If the information isn't in the documents, you'll get a clear 'I don't have a reliable source for this' response instead of a guess.
Can HOAStream decide if my fence / paint / alteration is allowed?
No. HOAStream can tell you what the rules say, but it cannot look at your situation and determine compliance. That's the board's job. For compliance questions, submit an Alteration Application to the ACC or contact your management company.
Does HOAStream save my questions?
HOAStream logs questions and responses for audit and quality purposes. We do NOT store your name, address, or any identifying information; only an anonymous session ID. Your browser-side chat history is cleared when you close the tab. See the Privacy Policy for details.
Is this an official tool of the HOA?
HOAStream is a Phase 1 private preview built by a Bella Tara CDD resident. It is not currently an official tool of the HOA or the management company. If the board chooses to adopt it officially, that will be announced separately.
I found an error in an answer. What do I do?
Don't act on the answer until you've verified it against the source documents (the citations are linked below every response). HOAStream is a private preview; a dedicated feedback channel will be announced before the public launch. For decisions that depend on the answer, please email your management company at hello@hoastream.com for an authoritative response.
Can I use this for other Florida HOA communities?
Every community has its own governing documents, so a HOAStream instance has to be set up per community. A multi-community version is in the plan. If you manage another Florida HOA and want early access, the operator contact will be announced before public launch.
Is HOAStream accessible to people with disabilities?
HOAStream targets WCAG 2.2 AA accessibility. The chat interface uses semantic HTML, ARIA live regions for new messages, and keyboard navigation throughout. If you encounter an accessibility issue, accessibility reports will be tracked through the operator feedback channel announced at public launch; until then, please verify any answer against your source documents.
